Boise Roof Replacement: Multi-Layer Tear-Off & Leak Mitigation, Class 3 Shingle Install

The roofing project in Boise was a critical intervention for a structure suffering from years of weather exposure and suboptimal previous repairs. A professional inspection revealed significant "red flags," most notably the presence of three separate layers of old roofing material, which added unnecessary weight and trapped heat. The south-facing slopes showed extreme granule loss, while the "dead cricket" area- a notorious catchpoint for debris and water- had completely deteriorated, leading to documented water intrusion through the roof penetrations.

To ensure a permanent solution, our team executed a full tear-off down to the roof deck. During this phase, we inspected the foundation for rot, specifically focusing on areas where interior attic images had confirmed water damage to the decking caused by failing pipe boots. Our restoration process included installing ice and water shields over critical eaves and valleys, with specialized rolled roofing applied to the dead cricket to prevent future pooling. We also addressed major original construction flaws by preparing to cut back siding for proper step flashing and installing missing flashing underneath the fascia to ensure a complete moisture barrier.

The final phase of the project modernized the home's entire roofing system with new drip edges, pipe boots, and a combination of roof and intake vents to optimize attic airflow. We utilized Malarkey Highlander (Class 3) shingles, which are engineered for superior impact resistance and longevity. The finished project not only eliminated active leaks and secured all vulnerable penetrations but also provided a durable, 40-year architectural solution that significantly enhanced the home’s protection and efficiency.
